1️⃣ Required Documentation.
You must provide valid documentation:
*Identity: Passport or national ID.
*Employment: Work contract and last three pay slips.
*Students: University or school acceptance letter and proof of financial solvency (bank balance).
This ensures that all tenants meet legal and security requirements.
2️⃣ Property Rules.
The landlord does not live in the apartment.
*Payment methods: Bank transfer or card. Cash may not be accepted since it cannot be refunded in cash.
*Pets: Only one pet is allowed if approved by the landlord, with possible additional fees.
3️⃣ Check-in / Check-out.
Standard check-in: 15:00h – 19:59h.
Late check-in fees:
-From 20:00 → €30
-From 23:59 – 2:00 → €50
-After 2:00 AM → Check-in is not guaranteed and requires prior approval
Check-in is always in person; no self-check-in is possible.
4️⃣ Mandatory Cleaning Fee.
*Cleaning at the end of the stay is mandatory and depends on the apartment size.
*Prices are normally shown in each listing and start from €95.
Ensures the apartment is in optimal condition for the next tenants.
5️⃣ Admin Fee.
Fee: €250
Note: The option to choose another room from the landlord’s portfolio is not available.
6️⃣ Documentation & Contract.
On the day of check-in, you will sign:
*The legal rental contract (required by Spanish law for temporary rentals).
*Apartment inventory.
*Acknowledgment of community rules.
This ensures both parties agree on the apartment’s condition and rules from the start.
*Contract duration: Contracts may be signed for a maximum of 11 months.
*Extension: If an extension is desired, it must be pre-approved and communicated in advance.
7️⃣ Tenant Support / Maintenance
*Support is available during office hours.
*Support services, such as handling inquiries, support during your stay, cleaning guidance, and coordination of maintenance.
*Any defects must be reported within 72 hours of check-in to ensure they are not considered the tenant’s responsibility.
*Maintenance is free of charge if the issue was not caused by the tenant. Otherwise, tenants may be charged.
8️⃣ Deposit.
*Stays of 1–5 months: 1 month deposit.
*Stays of 5–11 months: 2 months deposit.
The deposit covers possible damages or extraordinary cleaning.
9️⃣ Bills.
*Approximate monthly provision: From €150, depending on the apartment and number of occupants; can reach up to €300.
*During or at the end of the stay, a final adjustment (regularization) is made according to actual consumption.

24-hour response
Landlords have a maximum of 24 hours to accept or reject your booking request. If the landlord accepts, you will be charged the first payment and we will put you in contact with your new landlord. If he/she refuses or does not reply, our team will provide you with new alternatives.
The safety of our tenants and owners is our priority.
Once your reservation at this property is accepted, we will ask you for some additional information. It will only take you a few minutes and you will only need the following documents:
- ID or PassportIdentification document (ID card or passport)
- Proof of solvencyDocuments proving your financial solvency for rent payments (e.g., recent pay slips, bank statements...)
- Direct debit of the rental paymentThe monthly payment for these properties is made through our platform. We will request payments via direct debit in order to charge you on a monthly basis.
Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
Remember: you have 24h to check your new home
If the property is significantly different to what our listing promised, let us know within 24h since you move in so that we can work to resolve it.
