Single Bedroom in Sant’Ambrogio area, Milan (Milan, Italy)

Before the check-in the landlord ask for:

• copy of the ID/passport (both sides)
• copy of the university registration / employment contract
• telephone number and e-mail for future communication
• copy of the house rules (below) signed for acceptance
• payment of the security deposit (half month)
• payment of the utilities on the first day of the month (200 euros)
• payment of the rent on the 1st day of the month

1_Politeness and respect (in the flat and neighborhood) is the basic rule. Noise reduction from 10pm till 8 am 2_Once inside the flat, take out the shoes and place them in your personal compartment. 3_Spaces: the owners (a couple) live in the apartment with their cat and small size dog. You will not have access to the living room, dining room, studio, laundry room, owners' bedrooms/bathrooms, but only to your Room and to your bathroom (which you will share with another tenant). You will use the kitchen in the agreed daily slots and you can store your products in the fridge/cabinets 4_No smoking flat/room. You can smoke outdoors (using the ashtrays) 5_No guests allowed 6_No drugs, no parties, no abuse of alcohol 7_ Cleaning: keep your room and bathroom proper. Leave your personal belongings in your room. After using the kitchen, leave it tidy. You will be responsible of cleaning your Room regularly.  8_Keys: take care of your keys set and always keep them with you before leaving the flat. Warning: if you loose your keys you will be charged (Building key: 35€, a safety lock to be replaced: 400€). 9_ Trash: carefully follow the recycling instructions  10_Be a responsible tenant: to avoid extra charges, close water taps and turn off the lights /heating/air conditioning if you don’t need them or if you go outside.  11_ Safety: before leaving the flat, close all windows and lock the entrance door (even if owners are inside). Close properly also the two outside doors and the building doors. 12_Check-in from 15.00 to 19.00. No check-in is allowed after 19.00 unless agreed with the owners. Check-out 11.00.  Your Room will be cleaned when you check-in and has to be cleaned when you will do your check-out. 13_Bedsheets and towels are not provided by the owners unless requested 14_The laundry is not available in the flat. There is a laundromat just a few minutes from the property at a very affordable prices

The violation of the above rules authorizes the property to immediately expel the offender from the flat. The property will withhold the current month's payment.
