From the kitchen, you can access the second terrace, perfect for breakfast or lunch al fresco, equipped with a large table and parasol. A second double bedroom also has direct access to this terrace. The lower floor is completed with two full bathrooms with showers.

Note:Rent must be paid in advance and in full if none of the above conditions apply
Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.
- Bills: A fixed consumption fee is paid each month. At the end of the stay, bills will be adjusted based on actual consumption if there has been excessive consumption.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.
- Any bank fees from rejected payments must be covered by the tenant.

- Monday to Thursday: 9:30 AM - 6:30 PM
- Friday: 9:00 AM - 3:00 PM
- Out-of-hours check-in: €30
- Check-in between 10:00 PM and 08:30 AM: 50€, always subject to availability.
- Check-out Times:
- Monday to Friday: Before 12:00 PM
- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Overnight guests: Permitted on an occasional basis, without additional costs. Subletting is strictly prohibited.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
- Your landlord does not live on the property.
- Your landlord speaks spanish, english, french and italian.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
