This 1-bedroom apartment is located on a quiet street in the Carabanchel district, in the south of Madrid. With a modern and functional design, it is an ideal home for temporary stays for work, studies or housing transition. The day area is open and bright, and integrates the living-dining room with a fully equipped open kitchen. The kitchen has an oven, microwave, ceramic hob, refrigerator, washing machine, complete cutlery, pans and multiple storage cabinets in a gloss white finish.

The living room is furnished with a modern sofa, coffee table, flat-screen TV and a dining table with chairs. Thanks to its large windows with translucent glass, you can enjoy good natural light while maintaining the privacy of the space.

The sleeping area has a double bedroom equipped with a large bed, bedside tables, reading lamps, and storage space. The recently renovated bathroom offers a glass-enclosed shower, a sink with a base unit, and contemporary-style sanitary ware.

The apartment is equipped with air conditioning, heating, and Wi-Fi. Its location in Carabanchel places it close to supermarkets, pharmacies, parks, and local shops. It is also well connected to the rest of Madrid: the nearest metro station is Vista Alegre (Line 5), located just a 7-minute walk away, allowing easy access to the center and other key areas of the city.

To speed up the booking process, please submit the required documentation for all tenants when booking.

It is necessary to prove the temporary nature of the stay with documentation (remote work for a limited time, work with a start and end date, studies, renovations in a habitual residence, tourism, medical treatment)

Note:Rent must be paid in advance and in full if none of the above conditions apply

Fees:

  • Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
  • Admin Fee: 1 month’s rent + VAT
  • TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.
  • Bills: A fixed consumption fee is paid each month. At the end of the stay, bills will be adjusted based on actual consumption if there has been excessive consumption.

Payment Methods:

  • Bank transfer or credit card.
  • Payments must be received before the 5th of each month.
  • Any bank fees from rejected payments must be covered by the tenant.

  • Check-in Times:
    • Monday to Thursday: 9:30 AM - 6:30 PM
    • Friday: 9:00 AM - 3:00 PM
    • Out-of-hours check-in: €30
    • Check-in between 10:00 PM and 08:30 AM: 50€, always subject to availability.
  • Check-out Times:
    • Monday to Friday: Before 12:00 PM
    • Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
    • Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
    • A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.

Rules:

  • Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
  • Registration (empadronamiento): Allowed for stays of 3 months or more.
  • Overnight guests: Permitted on an occasional basis, without additional costs. Subletting is strictly prohibited.
  • Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
  • Your landlord does not live on the property.
  • Your landlord speaks spanish, english, french and italian.

The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.
