Harrington Housing Stratford, London-Deluxe Room (London, United Kingdom)

1- The resident shall find a suitable replacement to occupy the room/apartment for the remainder of the Agreement without any vacancy gap between two bookings. The accommodation application of the new person shall be approved by Accommodation, and a $/£100 admin fee will be charged for the verification, onboarding and admission of the new resident.

2- If the Resident fails to find a suitable replacement in a reasonable period or requested by the Resident themself, Harrington Housing will take the charge of finding a suitable replacement for the room, and a $/£250 marketing and admin fee will be levied on the Resident's account.

3- In both cases, the Resident will be responsible for the rent until a suitable replacement starts the tenancy or until the original lease term of the Resident comes to an end, whichever occurs first. In other words, the Resident will pay both the cancellation fee (either $/£100 or $/£250), and the rent for the vacant period until the new replacement tenancy starts.

4- The tenancy period of this replacement shall not be less than the period of the original lease term of the Resident, but may exceed. If the replacement tenancy period of the new resident is less than the period of the original lease term of the Resident, the deposit will be returned in 21 business days after the end date of original lease term of the Resident, pending the successful completion of the replacement tenancy.

5- Termination request will not be considered unless the Resident has completed at least a 4-week period of accommodation. 

6- Any long-term booking concessions and discounts (if) given to Resident will be  withdrawn and added to the Resident’s account.
