Contemporary-style apartment on one level (70 sqm and 100 sqm of garden) that can accommodate up to 4 people with two bedrooms and three bathrooms. You are welcomed by an entrance hallway that leads to all areas of the house and runs straight through to the garden. All the rooms are located on the left side of the hallway. To the left of the entrance is the first bedroom (160 cm mattress – non-divisible) with a desk and its own en-suite bathroom with toilet and shower
The space Returning to the entrance hallway, you continue and find a very quiet internal courtyard that brings light to the entire house, accessible via a French door. The hallway leads to a second bathroom, also equipped with toilet, sink, and shower (with shower arm and curtain). Continuing down the hallway, you will find the second bedroom (140 cm mattress – non-divisible) with its own en-suite bathroom with a shower cabin. Back in the hallway, there is a convenient storage closet with the washing machine. At the end of the hallway is the well-equipped, spacious kitchen and the living room with a comfortable sectional sofa and a flat-screen TV. From here, a French door leads to a beautiful garden with a brick barbecue. There is a cherry tree, an olive tree, and other fruit trees that bloom and bear fresh fruit. There is also a convenient table for six people with an umbrella and two sun loungers for sunbathing. The garden borders the Boboli Gardens and is very quiet, just like the rest of the house.
IMPORTANT – GARDEN MAINTENANCE: Please note that the gardener will need to enter the garden through the house using the hallway, between 5:00 PM and 6:00 PM, to water the plants as needed, depending on the weather and the time of year. Mosquito nets are present. Heating: independent. Air conditioning: three splits in total, one in each bedroom and one in the living room.
== Property == Located on the ground floor, with no elevator – just one step to access, on Via Romana, just steps from Palazzo Pitti, the Boboli Gardens, Piazza Santo Spirito, Piazza del Carmine, and Ponte Vecchio.
Tourist Attractions: The apartment is located in the historic Oltrarno district, just 30 meters from a convenient supermarket. "Oltrarno" means "across the Arno" and this area stretches along the southern bank of the river. Oltrarno represents the true essence of Florence: a quiet, green, and more relaxing area than others, which is why many tourists appreciate it more and more. This area is also known as the craft district, famous for its delightful workshops, small shops, and artisan studios (particularly antique dealers and leather craftsmen); Via Maggio is the center of Florentine antiquities. Once a rural area, Oltrarno became a chic district where many aristocrats built their palaces and villas. The largest of these is undoubtedly Palazzo Pitti, once the residence of the Grand Duke of Tuscany. Today, Palazzo Pitti hosts many exhibitions and museums, some of the most important in the city. Other important attractions in Oltrarno include the Brancacci Chapel with its magnificent frescoes by Masaccio, Masolino, and Filippino Lippi, the Piazzale Michelangelo with its breathtaking view of Florence, the magnificent San Miniato church (one of the highest points in the city and the best example of Romanesque art in Tuscany), and Ponte Vecchio, home to countless jewelry shops and goldsmiths. Inside Palazzo Pitti is the beautiful Boboli Garden, an open-air museum of sculptures, some dating back to the 16th and 17th centuries. Finally, Oltrarno is also famous for the Santo Spirito square market (held every morning), its cafés and wine bars (Olio & Convivium, Bene Vobis, Caffè degli Artigiani…), and trattorias offering Tuscan cuisine (Santo Bevitore, I 4 Leoni, Osteria del Cinghiale Bianco, Il Magazzino…).
Those who choose to live in this area will find a wide range of grocery stores, patisseries, bakeries, and much more.
