Landlord policies
1. TYPE OF CONTRACT
Lease agreements are governed by the Urban Lease Law (LAU). The duration is set for an initial period of one year (with a minimum stay of 6 months).
Contracts always start on the 1st day of the month and end on the 30th/31st. The monthly rent is paid for a full month (regardless of the check-in or check-out date).
The draft contract is sent one week before your arrival at the apartment for review, and the original copy, signed and stamped, is delivered at check-in only after the payment of the security deposit and any pending fees.
2. PAYMENTS TO BE MADE AT CHECK-IN:
a) Security deposit: 2 months b) Utilities & Monthly Expenses:
€100 for rooms (TO UPDATE) Distributed as follows: 20€ water, 40€ electricity, 10€ Wi-Fi, 20€ monthly maintenance and cleaning of common areas, 10€ taxes (IBI)
€200 for studio apartments
c) Management fee: €50 (only paid once, at check-in)
d) Check-in fee:
Monday - Friday 10:00 to 14:20: free
Monday - Friday 14:30 to 18:00: €20
Monday - Friday 18:00 to 20:00: €40 (subject to availability)
Saturday, Sunday, and holidays 11:00 to 18:00: €40 (subject to availability)
No check-ins after 20:00 (except in exceptional cases and subject to availability; €50)
Surcharges: Every 30 minutes of delay not previously notified will incur an additional €10.
The check-in fee must be paid in cash only, without change.
NOTE:
Payment methods at check-in: bank transfer or cash (no cards)
Entry to the apartment and key handover will only take place after full payment of all these amounts.
