Landlord policies
The price of the room includes all the expenses and services described later in this text. The minimum accepted rental stay is for 32 nights. Under any circumstances we do not take touristic stays. We only accept mid-long term stays for students and young professionals for home use. We offer contract lengths ranging from 32 days to 6 months and you can make as many contract extensions as you wish for successive periods of maximum 6 months each extension. The initial maximum duration of the contract is 6 months plus an automatic extension, that is; one year.
The tenant must pay a deposit of € 1500 that will be returned at the end of their contract, deducting € 400 as a non-returnable service fee (service fees and administrative expenses) that are described later.
The payment of the deposit and the service fee is made directly with the property manager at the latest within 48 hours immediately after the booking is confirmed and, in all cases, must be paid before the delivery of keys and the effective check in date.
RENTAL CONDITIONS:
- Security Deposit: € 1100 returnable at the end of the contract.
- Service Fee: € 400 per person.
- Monthly contract: The payment of the rent is made for full calendar months, regardless of the date of entry and exit of the client in the corresponding month.
- Cost Extension of contract: € 60 per person.
- Cost for Couples: If the room is suitable for couples the applicable monthly rent for couples is € 980, which means € 490 per person with all supplies and services included.
- Supplies included up to a limit of €40 per person. In the event that the entire flat is overspent, the excess will be divided between all tenants in the flat.
THINGS TO KEEP IN MIND:
- The property booked may not match the property finally available. Please note that you may be relocated due to unavailability of the booked room.
- For the booking to be confirmed the deposit and admin fee must be transferred 48 hours after acceptance of the booking.
- If you cancel the booking you will not receive the deposit and admin fee back. This landlord has strict cancellation policies and will not refund your payment.
SERVICES INCLUDED IN YOUR MONTHLY RENT AND COVERED BY YOUR SERVICE FEE:
- Design Apartments: Apartment and rooms totally designed and furnished with style by our team of interior designers.
- Legal contract: With a legally registered local company that will provide you with greater legal security.
- Bedding and pillows: The room is delivered with bedding and decorative cushions.
- Fully equipped kitchen: With the standard utensils and kitchenware you may need.
- Supplies included in the price: high-speed WiFi, electricity, water and gas (included within a responsible and reasonable use, up to 40€/month/tenant).
- Customer Support: We are here for you; and that is why we offer you our professional Customer Service during office hours.
- Call Center Service for Serious Emergencies 24h: You can call our external control unit 24h for Serious Emergencies.
- Professional Cleaning Service: Cleaning for the maintenance of the common areas of the apartment is covered in the price and delivered by our professional cleaning staff.
- Management of Professional Maintenance Services: Our Customer Support Department is in charge of managing and mediating with the maintenance technicians in any incident that you may have during your stay.
- Check-in service 24h: With additional supplement if the service is required outside office working hours.
- Door Opening Service 24h: in the event that you lose the keys, you can call our external control unit so that an agent will open the door for you 24h / 365 days. (€ 60 additional supplement per service if the service is required.
CHECK-IN TIME:
- Regular Check-in: Free from 03:00 p.m to 07:00 p.m on business days.
- Late Check-in 24h: A late check-in cost of € 60 will be applied for Check-ins outside the regular Check-ins hours.

24-hour response
Landlords have a maximum of 24 hours to accept or reject your booking request. If the landlord accepts, you will be charged the first payment and we will put you in contact with your new landlord. If he/she refuses or does not reply, our team will provide you with new alternatives.
Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
