The house has a practical kitchen fully equipped with top of the range appliances. The night area consists of two large bedrooms with double beds and two complete bathrooms with shower. From one of the rooms you can go out to a nice terrace with clear views to the Sagrada Familia. There is also a practical office, perfect for studying or working. The apartment has air conditioning, heating, elevator and doorman. It also has wifi included in the rental price.

It is located in the wonderful neighborhood of Eixample, steps away from Villa Gracia, surrounded by an avant-garde, jovial and vibrant atmosphere. Surrounded by vintage shops, art galleries, charming streets and cozy restaurants with sunny terraces. The property is just a few blocks from the Sagrada Familia and steps away from the Verdaguer metro. It is also very close to one of the most important arteries of the city, Avenida Diagonal.

Note:***Rent must be paid in advance and in full if none of the above conditions apply**
Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.
- Any bank fees from rejected payments must be covered by the tenant.

- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
