The living-dining room is spacious and cozy, equipped with a sofa, television and a dining area with a table for four. From here there is access to a private balcony with unobstructed views of the city, perfect for enjoying coffee in the morning or relaxing in the evening.
The kitchen is independent and fully equipped with modern appliances, including refrigerator, oven, microwave, dishwasher and washing machine, ideal for day-to-day living.
The master bedroom has a double bed, desk, chair and ample built-in closets. A few steps away is one of the bathrooms, equipped with a practical and modern shower. At the opposite end of the floor, there is a second double bedroom with closets, desk and chair, and a third bedroom with single bed, also equipped with study area. The second bathroom has a bathtub, ideal for relaxing after a busy day.

To speed up the booking process, please submit the required documentation for all tenants when booking.
It is necessary to prove the temporary natureof the stay with documentation (remote work for a limited time, work with a start and end date, studies, renovations in a habitual residence, tourism, medical treatment)

Note:***Rent must be paid in advance and in full if none of the above conditions apply**
Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.
- Any bank fees from rejected payments must be covered by the tenant.
- A €100 late fee applies if payment is not received by the 15th of the month.

- Monday to Thursday: 9:30 AM - 6:30 PM
- Friday: 9:00 AM - 3:00 PM
- Out-of-hours check-in: €30

- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
