Decorated with great care and in bright tones, is the living room. From here, you can access the cozy balcony overlooking Travessera de Gracia. The kitchen is independent, spacious and fully equipped with all the utensils and appliances needed to cook at home. The sleeping area has 3 comfortable double bedrooms sharing 2 full bathrooms with shower. However, the space that gets all the deserved attention is the large 100m2 terrace, where you can invite friends or family and enjoy a spectacular summer afternoon. Here you will find a shower for your comfort. The apartment has water filters for the whole apartment, air conditioning, heating and wifi. The apartment is located in Carrer de Travessera de Gràcia, in Gracia, this is a very quiet and residential area. As you walk and enter the unique neighborhood of Villa de Gracia, you will find several options of restaurants of international and local cuisine, beautiful terraces to share a beer or a drink and a wonderful walk in Verdi street where you can find cinemas, ice cream parlors and much more. It is one of the most traditional neighborhoods and with more personality, each of its narrow streets captivates you in each of its corners. It has a very lively atmosphere so you will find all kinds of stores, cafes, boutiques, restaurants and bars in the surroundings. The apartment is 6 minutes from the “Fontana” station (L3) and 10 minutes from the “Diagonal” station (L3/L5).

Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- Other Bills: Not included in the rental price. Estimated costs based on apartment size are:
- 1-bedroom: €100/month
- 2-bedroom: €150/month
- 3-bedroom: €200/month
- 4+ bedrooms: €250/month (Please confirm with the agent for your specific case.) These costs are due with the rent by the 5th of each month.
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.

- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
