Located within a pleasant community, we find this modern and very cozy house of 35m2, where you can enjoy the social life provided by each of the corners and common spaces, without leaving aside your privacy.
Upon entering you are greeted by the living room with integrated kitchen, where the exposed brick and wooden beams, fill the room with warmth. The kitchen is fully equipped, with all the utensils and appliances needed to cook from the day of arrival.
The sleeping area consists of a double bedroom, closet and a bathroom with shower. In addition, on the deck you will find the terrace area, where each cottage has its private space to enjoy evenings of snacking or just a day of disconnection. The community also has a common laundry area with dryer and washing machine. The apartment has a laundry area, and is equipped with air conditioning, heating and wifi.
The neighborhood: Magnificent area, belonging to the neighborhood of Gracia. Supplied with all kinds of stores and services, it also has excellent connection by public transport. Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- Other Bills: Not included in the rental price. Estimated costs based on apartment size are:
- 1-bedroom: €100/month
- 2-bedroom: €150/month
- 3-bedroom: €200/month
- 4+ bedrooms: €250/month (Please confirm with the agent for your specific case.) These costs are due with the rent by the 5th of each month.
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.
- Any bank fees from rejected payments must be covered by the tenant.

- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
