In this 112 m2 apartment located in the Born you will find everything you are looking for during your temporary stay in the city.

The day area consists of a spacious and well-lit living room, where you can enjoy the wide variety of books that are stacked on the shelves and provide a very special atmosphere to the space. In addition, 2 balconies open to the outside and have a privileged view of the Parque de la Ciudadela.  The kitchen also has an extensive space, is independent and is fully equipped with all the utensils, crockery and appliances you need to cook from your arrival. The sleeping area consists of 2 double bedrooms with closet. One of them is a suite, and the bathroom is complete with bathtub. In addition a third room equipped as a study will be ideal if you work or study from home. The second bathroom is complete with shower. The apartment has gas heating and fiber optics. 

The neighborhood: The apartment is located in a central location of Barcelona, in the Born neighborhood. Next to the wonderful Parque de la Ciudadela, a few steps from historical monuments such as the Basilica of Santa Maria del Mar and tourist attractions such as the Moco Museum or the Picasso Museum.

You will also have a varied offer of all kinds of services around such as supermarkets, restaurants, bars and all kinds of commerce.

The nearest station is "Barceloneta" (L4) at 9 minutes walking distance and Francia station, which in addition to having a historic building is the second railway station of Barcelona and has regional and medium distance lines.

Fees:

  • Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
  • Admin Fee: 1 month’s rent + VAT

  • Other Bills: Not included in the rental price. Estimated costs based on apartment size are:
    • 1-bedroom: €100/month
    • 2-bedroom: €150/month
    • 3-bedroom: €200/month
    • 4+ bedrooms: €250/month (Please confirm with the agent for your specific case.) These costs are due with the rent by the 5th of each month.
  • TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:

  • Bank transfer or credit card.
  • Payments must be received before the 5th of each month.

    • Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
    • Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
    • A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.

Rules:

  • Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
  • Registration (empadronamiento): Allowed for stays of 3 months or more.
  • Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.

The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.
