LA ZONA Il quartiere in questione, arricchito nell' ultimo decennio dalla costruzione del nuovo Polo di San Donato, con il suo verdeggiante parco adiacente alle nuove sedi dell' Università di Firenze nonché al Centro Commerciale, risulta ottimamente servito dai mezzi pubblici (tra cui la nuova fermata T2 SAN DONATO- UNIVERSITA'), oltre che da negozi e supermercati, farmacie, cinema e palestre, bar, ristoranti e pizzerie.

LA CASA L' appartamento, ben suddiviso e luminoso, si offre totalmente arredato e dotato di ogni comfort, tra cui: aria condizionata posta in ogni ambiante, lavatrice, lavastoviglie, aspirapolvere, ferro da stiro, forno elettrico e forno a microonde, due comodi bagni con box doccia, riscaldamento autonomo supportato dalla nuova caldaia appena installata, smart tv e rete wi-fi inclusa nel canone mensile. Tutti gli impianti, recentemente revisionati, sono a norma di legge, come comprovato da regolare certificato di abitabilità rilasciato nel mese di ottobre 2023 nonché APE attestante la classificazione dell' immobile in Fascia C. La casa è composta da: - due camere destinabili ciascuna sia ad uso doppio che singolo, entrambe rispettivamente arredate con due letti singoli (di cm 90X200 unibili in letto matrimoniale), due comodini, una comoda scrivania di 140 cm sfruttabile per due postazioni studio, librerie e un capiente armadio accessoriato con cassetti e specchio a figura intera. - ampia cucina-soggiorno corredata da tavolo rotondo allungabile e divano-letto matrimoniale, dotata di tutti gli elettrodomestici sopra elencati oltre che di nuovi frigorifero e cappa aspirante, nonché tostapane e bollitore elettrico; - un disimpegno da cui si accede alle camere, in cui è posto un ulteriore armadio a disposizione degli ospiti; - due bagni dotati entrambi di comodi box doccia; - due balconi di cui uno posto sulla facciata interna mentre l' altro affaccia su viale Forlanini.

Le foto delle camere sono disponibili in due versioni: con i letti singoli separati e con i letti uniti a formare un matrimoniale.

COSTI L'importo del canone di locazione mensile ammonta a € 1.900,00 per l' intero appartamento, che può ospitare fino ad un massimo di 4 persone. Sono da ritenersi incluse le spese condominiali e la Tari. Sono, invece, da ritenersi escluse le spese relative alle utenze di luce, gas e acqua(stimate per € 80 ciascuna), da corrispondersi mensilmente. Inoltre, è prevista la fornitura, senza costi aggiuntivi, di biancheria da letto e da bagno nonché di tovagliato e biancheria per la cucina. E', altresì, incluso nel costo mensile anche il servizio di pulizia delle parti comuni (bagni, tinello, cucina, pavimento) che sarà effettuato 2 volte al mese. Alla stipula del contratto verrà previsto il pagamento di un deposito cauzionale a garanzia di eventuali danni arrecati all' appartamento, che verrà restituito, previa verifica, al termine del rapporto di locazione.

COSTI AMMINISTRATIVI di apertura contratto: per costi amministrativi si intende un contributo per le spese di registrazione del contratto (IMPOSTA DI REGISTRO E IMPOSTA DI BOLLO), che ammonta a € 50,00 da corrispondersi una tantum al check in.

DURATA CONTRATTO: minimo 1 mese, massimo 6 mesi.

[ENG] Casa Lares is a practical and modern three-room apartment recently renovated and located on the first floor with lift of a building in the Novoli area of Florence.

THE ZONE The district in question, enriched in the last decade by the construction of the new Polo di San Donato, with its verdant park adjacent to the new University of Florence and the shopping centre, is well served by public transport (including the new T2 SAN DONATO- UNIVERSITA' stop), as well as by shops and supermarkets, pharmacies, cinemas and gyms, bars, restaurants and pizzerias.

THE HOUSE The flat, well divided and bright, is offered fully furnished and equipped with every comfort, including: air conditioning in every room, washing machine, dishwasher, hoover, iron, electric oven and microwave oven, two comfortable bathrooms with shower cubicle, independent heating supported by the newly installed boiler, smart TV and wi-fi network included in the monthly fee. All the systems, recently overhauled, are in accordance with the law, as proven by the regular certificate of habitability issued in October 2023 as well as APE certifying the classification of the property in Fascia C. The house consists of: - two bedrooms each intended for double or single use, both respectively furnished with two single beds (measuring 90X200 cm that can be joined to make a double bed), two bedside tables, a comfortable 140 cm desk that can be used for two study stations, bookshelves and a capacious wardrobe equipped with drawers and a full-length mirror. - a large kitchen-living room with an extendable round table and a double sofa bed, equipped with all the appliances listed above as well as a new refrigerator and extractor hood, as well as a toaster and electric kettle - a hallway leading to the bedrooms, in which there is an additional wardrobe for guests' use; - two bathrooms, both equipped with comfortable shower cubicles; - two balconies, one of which is on the internal façade while the other overlooks viale Forlanini.

The photos of the rooms are available in two versions: with the single beds separated and with the beds joined to form a double.

COSTS The monthly rent amounts to € 1,900.00 for the whole flat. The condominium expenses and the Tari (local tax) are to be considered included. On the other hand, the costs of electricity, gas and water are not included. In addition, bed linen and towels as well as table linen and kitchen linen are provided at no extra cost. Also included in the monthly cost is the cleaning of the common areas (bathrooms, dining room, kitchen, floor), which will be carried out twice a month. At the stipulation of the contract, a security deposit will be paid as a guarantee for any damage caused to the flat, which will be returned, subject to verification, at the end of the tenancy.

ADMINISTRATIVE COSTS: by administrative costs is meant a contribution for the costs of registering the contract (REGISTRATION TAX AND Stamp Duty).

CONTRACT DURATION: minimum 1 month, maximum 6 months.
