The day area consists of a spacious and well decorated living room. The brightness of the space is due to the large windows that are presented elongating the perspective and breaking with the corner, thus managing to bathe the entire area of light. The kitchen is visually integrated to the dining room, however a partition divides it in order to isolate odors and have more privacy. The kitchen has everything you need, from high-end appliances such as oven, ceramic hob and dishwasher, all kinds of kitchen utensils and cabinets for storage. The sleeping area has 3 double bedrooms, one of them en suite. All rooms have fitted closets and windows that allow natural light and ventilation. The apartment has a total of 2 bathrooms, both are complete, with shower and double sinks. The apartment has air conditioning, heating and wifi. It also has the option of renting 2 parking spaces, the price of each is 80 euros per month.

Located in the upper part of Barcelona, in one of the most exclusive and quiet areas, around the best business schools and university faculties. Next to it we find the Pedralbes Monastery, which is one of the buildings that best reflects the architectural style of the Catalan Gothic. Green spaces are very common in this neighborhood, which are perfect for sports, outdoor activities or walks in the fresh air; the Oreneta Castle Park is 8 minutes away and the Royal Palace Gardens are 10 minutes away. The nearest station is "Reina Elisenda" (L12) at 10 minutes walking distance; the station "Maria Cristina" (L3) is 15 minutes away; and at the same distance is located Diagonal Avenue where you will find the Tram stops.

Fees:
- Deposit: 2 months' rent (due before check-in). Refunded via bank transfer (any bank fees will be charged to the tenant).
- Admin Fee: 1 month’s rent + VAT
- Other Bills: Not included in the rental price. Estimated costs based on apartment size are:
- 1-bedroom: €100/month
- 2-bedroom: €150/month
- 3-bedroom: €200/month
- 4+ bedrooms: €250/month (Please confirm with the agent for your specific case.) These costs are due with the rent by the 5th of each month.
- TPT (Property Tax): Based on rental duration, 0.5% of the total booking duration.

Payment Methods:
- Bank transfer or credit card.
- Payments must be received before the 5th of each month.

- Check-out cleaning fee: €99 - €260 (depending on apartment size, deducted from the deposit)
- Early check-out: The contract cannot be shortened or canceled. A penalty equal to the 2-month deposit will apply.
- A landlord inspection of the apartment will be scheduled the day before or on the day of check-out.
Rules:
- Pets are generally not allowed. Unauthorized pets may result in reservation cancellation and forfeiture of the deposit.
- Registration (empadronamiento): Allowed for stays of 3 months or more.
- Respect quiet hours. By signing the contract, you agree to behave responsibly on behalf of yourself and your companions.
The reservation is considered confirmed once the required documentation and payment (equivalent to one month's rent) are received and accepted by the landlord.

Move in
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
