24 years-old man from Thailand, looking for a room in Munich

I'm looking for a room (shared apartment or studio) in this upcoming october until december 2020. The maximum price is 500 EUR. There should be shared kitchen and laundry. Internet, water, electricity, heater&air conditioner should be ready. I'm not smoke and live quietly and I prefer non-smoking roomate too. The room should be located near the TU Munich, maximum travelling time is 30 mins. Also, My parents will come to visit me 1 time a year (10-14 days per time) and I would like the minimum room size about 25 sq.m.
