Looking for room in Florence

I'm Yerevan, Armenia based artist and designer.
I will temporarily move to Florence, Italy in January 2016 for 12 months to study Master program at Florence Institute of Design International.

I'm looking for a private room or a budget studio, preferably with separate bathroom (but not necessarily), equipped with all necessary furniture and household appliances (like washing machine, iron, oven, air conditioner, etc.).
I have no problem with pets, smoking (though i myself don't smoke).
Need a central location (near Santa Maria Novella), or a very good connection to it by public transport.
I will most probably have visiting friends, so i'm looking for an option, that will allow me to host at least 1 person in my room sometimes (double bed, sofa, extra mattress, anything will work for me).
