young student couple looking for a flat in vienna

Hello,
Me and my boyfriend are looking forward to rent a flat from January to 20th of July. However, the idea would be to start moving in on late december (i.e. 28th or 29th). There is also a possibility for a three month period, from april to july.
My boyfriend, who is already living in Vienna, is a PhD student on internship at Vienna University of Technology (TU Wien); he has a residence visa.
He can check the flat in advance and perform all the procedures in order to move in, as I will arrive only on late december. I'm going to study in the University of Vienna, in a trimester german language course.
We are looking foward to a small furnished flat with kitchen, bathroom with toilet and washing machine, at least, in the building.
