- SECURITY DEPOSIT:
Equal to one month for stays between 1 and 3 months and 2 months for stays between 4 to 12 months.
The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with the costs of cleaning and flat rate required for utilities / condominium.
Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned within 14 days.
- INDICATIONS (important):
After the booking confirmation, future tenants must send the property all the necessary documents to proceed with the signing of the contract: identity documents, residential address and tax code (if in possession). For tenants who do not have a tax code, they have 7 days from the check-in date to request it from the Revenue Agency and deliver it to the property. To enter the apartment the contract must have been signed and all the terms and conditions of the service have been accepted.
In order to proceed with the temporary rental, documents are required that state the reasons for the (temporary) stay in Italy (study, work). The agency assumes that potential tenants who send a booking request are aware of this requirements, that, if not complied with, will lead to a booking cancellation and therefore to the cancellation policies.
The apartment is available for rent to both individuals and companies. For contracts for guesthouse use (made out to companies) a price increase of 30% is required.
- THE PRICE INCLUDES:
- Check-in on working days from Monday to Saturday (from 15:00 to 18:00)
- Check out on working days from Monday to Saturday (until 11:00)
- Assistance service
- Registration costs of the first contract (in case of renewal the costs will be borne by the customer)
THE PRICE DOES NOT INCLUDE:
_**Utilities and condominium **_monthly flat rate with balance at the end of the stay, payment to be made together with the first-month rent based on the type of accommodation:
- studio apartments 150 € (sum of the amount in pricing)
- One bedroom apartments 200 € (")
- Two bedroom apartment 250 € (")
- From 3 bedroom apartment up to 300 euro € (")
For the winter period from 15 October to 15 April in addition to the costs of utilities and condominium there will be in addition a fixed cost of heating that varies according to the type of property starting from 50 euros.
For bookings which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional
CHECK IN / OUT:
Check-in / out at the apartment outside office hours there will be an extra cost of € 30, upon request and acceptance by the structure. There is no check-in / out on Sunday on public holidays.
- In case of contract renewal for guesthouse use contracts, registration fees are not included.
- The initial and final cleaning service is mandatory, to be paid upon check-in. The following are required: - 150 euros for the studios - 200 euros for two-room apartments - 250 euros for three-room apartments or more
- Extra intermediate cleaning and linen change are available on request, cost to be estimated.
Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld.

Send your booking request
Don't let them book first! All you have to do is provide us with some basic details and the property will be held for you until you receive a response from the landlord. Note that you won't be charged until the landlord accepts your request. Only then, you will be charged for the first payment.
Landlords have a maximum of 24 hours to accept or reject your booking request. If the landlord accepts, you will be charged the first payment and we will put you in contact with your new landlord. If he/she refuses or does not reply, our team will provide you with new alternatives.
Confirm with the landlord your move-in date and the key collection date. For security reasons, Erasmusu will not send your payment to the landlord until 48 hours after your arrival, so you will have time to contact us if there is any problem.
Remember: you have 24 hours to check the conditions of the accommodation and report any problem
If you find significant differences compared to the accommodation you booked on Erasmusu, you have 24 hours from your arrival to notify us and we will take care of it.
