For rent in a top area: This self-contained 33 m² studio apartment offers a bright and modern living space with kitchen, bathroom and separate toilet. Kitchen, Bathroom, Living/Sleeping room are all fully equipped.

While the entrance is on mezzanine level, the windows open about 5m above ground into a calm garden which cannot be used by anybody.

What We Liked

  • The kitchen is fully equipped, with an oven, stovetop, washing machine and fridge/freezer.
  • The living area is very spacious and bright, with a table and chairs, with the double bed, large wardrobe and writing desk. 
  • The bathroom is equipped with a large shower and ceramic wash basin complete with mirror and base cabinet. There is a separate toilet.
  • There is plenty of storage in the apartment.
  • The surrounding area is quiet, but also has a wide range of restaurants pubs and bars within easy walking distance. The recreational areas of the Danube-Canal is 5 minutes away, and the Underground is very close as well.

Things to keep in mind

  • Internet (WiFi) is installed but needs to be activated by yourself with UPC (Austrian cable-TV and internet supplier)
  • A television set can be supplied if needed. Again - you will need to contract with UPC for service.
  • Gas and electricity are not included. A prepayment for energy of 100 Euros/month will be collected on top of the rent for the energy usage and at the end of the stay the balance of usage and prepayments will be calculated.

Transportation

  • The Nußdorfer Str./Alserbachstr. tram and bus station is just across the road from this property, and services tram lines 5, 33, 37 and 38, and bus lines 40A and N38.
  • You can get the underground lines U-bahn line 6 at Währingerstraße-Volksoper station. It is about 7 minutes away by foot, same distance to U4 at Friedensbrücke
  • The Wien Franz-Josefs-Bahnhof train station is just 10-minutes away and services lines REX and S 40.
  • There is a rental service for bicycles across the road.

Neighbourhood

Located in the 9th district, Nussdorferstraße-Alserbachstraße area, this apartment is very centrally located, shopping possibilities and many restaurants within walking distance. There is even a large grocery store in the house!

Your are only 10 minutes walking distance from the AKH (General Hospital), the  University Campus Alsergrund, and the recreation area Donaulände, 

While bus and tram stop just across the road there is a rental for free city bikes in front of the house. In 10 minutes walking you will reach different underground lines and a large train station. 

Not only the excellent access to public transport but also the vicinity to many university institutes and the University campus makes this the ideal location for students. The city center can be reached by tram in 10 minutes, by walking along shopping-streets about 20 minutes.

This area is very safe and much sought after with typical Viennese-style houses populated by middle and upper class people, friendly and open minded.
