THE FLAT

24 Charminster Rd is a ground floor flat in a large Edwardian family house. The flat above also belongs to my family. The house is in a great position with Cemetery Junction and buses to the town centre, station and university a minute away on one side and the multicultural shops & restuarants of Charminster Rd a minute away on the other side. The house is very central but because it’s opposite the cemetery at the front and has a very big and wild back garden it has a country feel to it.

THE ROOM

The room is on the ground  floor of the main flat. It has a window overlooking thr front garden, Charminster Rd and the cemetery.

 It has a single bed, bedside table, wardrobe, desk, chest of drawers, chairs, mirror and bookcase. There is a wooden floor with a blue rug.On the same floor there are two other bedrooms. 

There is a bathroom (shower, basin,  bath and toilet) which is used only by the occupants of two other rooms, who are currently a man and a woman.

THE COMMUNAL AREAS

On the ground floor of the extension there is a kitchen for the guests with two fridges, a sink and a cooker and individual storage space for everyone’s food. There are pots and pans, dishes and cutlery. There is a living area with a dining table, 2 sofas and a piano. The back door leads out into the garden. 

THE AMENITIES

There is WIFI throughout the flat. There is a washing machine for guests and I have another washing machine. There is an iron and ironing board for guests. Each room has a drying rack and a laundry basket and guests can hang their washing up in their rooms or outside on the washing line. I can provide bedlinen and towels and launder them at a small cost  or guests can use their own if they wish. I keep the communal areas clean but expect people to do their own washing up and clean surfaces etc after they have been cooking.  Guests should keep their own bedrooms clean (there are 2 hoovers) and change their own beds, but I will give the rooms a thorough clean every two months or so.

THE FLAT MATES

8 people live in the house. I have a bedroom and kitchen/living room of my own in the main flat. My niece has a bedroom in the extension but does not use the guest's kitchen. There are usually 5 or 6 guests in the house. At the moment there are 4 women and 2 men. Two of them are students and the others work. They are all different nationalities: Brazilian, Spanish, Norwegian, German, Indian and British.

I have a cat, who usually keeps to my space and the garden, but sometimes gets into the hall and communal areas, so guests should not be allergic to cats. (He never goes into bedrooms)

THE RENT

The rent is £400 a calendar month. I would like it paid in advance.

I ask for a deposit of £100, which will be given back when the person leaves as long as she gives me a month’s notice, hasn’t damaged anything  in the flat.  I also ask for a £10 deposit for the key, which will be given back as long as she hasn’t lost the key. If the person goes on holiday during her stay, she must still pay the rent.

 All the bills are included, and I provide toilet paper, detergent, washing up liquid etc

RULES

There is no smoking in the house, but guests can smoke in the back garden.

There must be no noise in the flat and no cooking in the kitchen between 10 pm and 7am.

Guests can invite people to the house between 10 am and 6pm without permission but they must introduce them to me first so I know who they are. If a guest invites someone to dinner or to stay the night they must telephone me to ask permission. A couple of nights  once in a while is fine, but if a guest invites a person to stay in their room for 3 nights or more they have to pay £5 a day.
